DS2 Studio offers construction management, general contracting and client representation services.
Construction Management
As a construction manager we provide collaborative environment to get your job done and eliminate general contractor’s fees for the project.
Pre Construction
During pre construction we provide construction costs, design, scheduling, and value engineering analysis. We review the project design and specifications to determine if value engineering and bid alternates can reduce the costs. We prepare construction schedule. Finally, we prepare site logistics plans to determine how construction will be affected by traffic, parking, and deliveries. We also review construction phasing, protection required, and access if building is occupied.
Bidding
During bidding process we review all bid packages, ensure that these are complete and comply with bid requirements, and submit them to the owner. The owner can select the best subcontractors for the job.
Construction Phase
As a CM we facilitate cooperation and communication between different trades at the job site. We are present at the job site throughout the construction time, we maintain records, and provide information to the owner regarding any decisions that need to be taken.
Close Out
During Close out, we make sure that all subcontractors comply with completion of the punch list items, required prior to issuance of final payment.
Owner’s Representative
As owner’s representative we provide guidance and protect owner’s interest. We provide on-site presence to make sure that construction proceeds according to construction documents, on time, and without unnecessary change orders.
As owner’s representative we provide cost analysis, recommendations for cost reduction strategies, and report to the owner any significant issues. We advise the owner on advantageous forms of contracts, legal issues, and on project delivery systems. We monitor the budget and schedule, review applications for payment, and provide quality control.
General Contractor
As a general contractor, we hire subcontractors, prepare project schedule, and make sure that the project is completed on time. Our field supervisor is at the job site throughout the construction. Weekly meetings are held with the owner and subcontractors to review progress.
